Developers Spearheading Affordable Housing in 2025

Housing supply and affordability remain key challenges in the Australian landscape. But a number of developers are tackling the problem head-on with the help of private and institutional investors. Research driven by the Australian Housing and Urban Research Institute indicated that densification could deliver more affordable housing as the population increased. However, a more targeted policy was needed to make the delivery of apartments more financially feasible and incentivise developers to deliver them. Developers, including Billbergia and Deicorp in NSW, are coming to the party as their affordable housing pipelines begin to swell. We take a look at the developers with projects coming out of the ground in 2025, using data from MSCI’s Real Capital Analytics data platform. Brisbane Housing Company (BHC) The Brisbane Housing Company is owned by the Queensland Government and the Brisbane City Council. BHC was established in 2002 as a not-for-profit, charitable company and is one of the most active developers in the affordable and social housing space in Queensland. The developer has 17 active projects in various stages of planning and construction across South-East Queensland with six under construction. It expects to complete 290 affordable homes this year.
